Stand Alone Roof Inspections
A home’s roof is one of the most important, and expensive, aspects to a home. In fact, some mortgage lenders will require a stand-alone roof inspection outside of the traditional examination to ensure it is a good investment for the bank.
Our roof inspections aim to uncover the structural integrity of the roof and when it might need to be replaced. We will be looking for signs of leaks, weak areas, mold growth and any evidence where the roof structure is being compromised. This can even mean looking for pests or wood-eating insects.
We look at four main areas (among other smaller aspects) to learn more about your roof and if any damages need to be tended to. This includes:
Structure
Is there signs of structural damage from either time or weather. This may reveal uneven roof-lines or sagging in the composition. We will also view the gutter system and venting to ensure those structural features were installed right or are working correctly.
Materials
How are the roofing materials holding up against the outside elements and does that need to be reevaluated. This may manifest as missing shingles or old ones that are cracking or curling. We will also look for gaps to rule out any moisture seeping into the attic or ceiling spaces.
Interiors
In the attic, can we see anything that may be subject to question or concern.
Workmanship – We will look for faulty or poor craftsmanship, and look to see if the roof was installed properly. We will head inside to do this part of the inspection and look for water damage like rot or mold.
When we have completed our roof inspection and built a report, we will hand that over to the homeowner or home buyer, so they can make the most calculated decision about their home or purchase. Any repairs that need to be done should be requested immediately in the event the roof is in poor condition or needs to have a new purchase agreement drafted.
